In Jaipur, property tax is called UD tax (urban development tax). Residential plots up to 300 square yards and flats up to 1,500 sq ft built-up are exempt. Above that, tax is plot area times the DLC residential rate, divided by 2,000. You pay online through LSG Rajasthan using your SSO ID or at e-Mitra.

What is UD tax and who collects it in Jaipur?
UD tax is Rajasthan's version of property tax. Urban local bodies collect it to pay for roads, streetlights, drains and garbage collection. In Jaipur, it's collected by Nagar Nigam Jaipur through the state's Local Self Government (LSG) online system. The tax is yearly and follows the financial year, so 2026-27 covers April 2026 to March 2027.
Do I even have to pay? The exemption rules
This is the first thing to check, because a lot of Jaipur homes are fully exempt.
| Property type | Exempt if | Taxed on |
|---|---|---|
| Independent house or residential plot | Plot area is 300 sq yd or less | Plot area (not built-up area) |
| Flat or group housing | Built-up area is 1,500 sq ft or less | Built-up area |
| Commercial property | Area is 100 sq yd or less | Plot or built-up area, whichever is larger |
So a typical 200 sq yd house in Mansarovar or Vaishali Nagar pays zero UD tax. A 1,200 sq ft flat also pays nothing. Bigger plots and commercial shops are where the tax kicks in. Always confirm your case on the portal, since rules on mixed use and special categories can change your bill.
How is UD tax calculated?
For a residential plot above 300 sq yd, the formula used under the rules is:
Tax = (Plot area in sq yd × DLC residential rate) ÷ 2,000
The DLC rate is the land rate fixed by the District Level Committee for your area. It's the same rate used for stamp duty, and it's different for each colony.
Worked example: Your plot is 350 sq yd and the DLC residential rate for your area is ₹34,000 per sq yd. (350 × 34,000) ÷ 2,000 = ₹5,950 a year.
For commercial property, the same idea applies but with the DLC commercial rate, and there are separate formulas for institutional and industrial use. The portal does the calculation for you once you fill in the details.

Not comfortable doing it yourself? Any e-Mitra kiosk can file and pay for you.
How do I check what I owe or verify a receipt?
The LSG portal has Search Property and Verify Property Tax options. Use them to find your property record and to confirm a receipt someone gave you is genuine. If the area or use shown is wrong, don't just pay the higher amount. Visit your zone office with your patta or sale deed.
What about old dues and rebates?
Rajasthan runs rebate and waiver offers from time to time. Earlier in 2026, Nagar Nigam Jaipur ran a scheme till 31 March 2026 that waived interest and penalty on old dues paid in one go. That offer is over. Rebates for paying early in the year, usually between April and September, have also passed for 2026-27. If a fresh scheme is announced, it'll be on the Nagar Nigam Jaipur website or in a state press release.
Who pays: the owner or the tenant?
The owner. UD tax is linked to ownership, so even if a tenant lives there, the liability stays with the owner. Some rent agreements say the tenant will pay it. That's a private deal between you two; the Nagar Nigam will still chase the owner if it's not paid. If a tenant lives in the same house as the owner, the property is still treated as residential.
What if I haven't paid for years?
Dues don't disappear. Unpaid UD tax carries interest and penalty, and the Nagar Nigam can issue notices and, in serious cases, move to attach the property. If you have old dues:
• Check the full ledger on the LSG portal first
• If the area or use recorded is wrong, get it corrected before paying
• Watch for the next waiver scheme, since Rajasthan announces these often
• If you're selling the property, the buyer and bank will ask for a no-dues receipt, so clearing it early saves trouble later
Real-life examples
Example 1, a 250 sq yd house in Malviya Nagar. Sharma ji checks the rule and finds his plot is under 300 sq yd. He owes no UD tax.
Example 2, a 400 sq yd plot in C-Scheme. With a DLC residential rate of ₹60,000 per sq yd, the tax works out to (400 × 60,000) ÷ 2,000 = ₹12,000 a year. He pays on the LSG portal on 10 November 2026.
Example 3, a shop in Raja Park. A 150 sq yd shop is above the 100 sq yd commercial exemption, so it's taxed using the commercial DLC rate. The owner files self-assessment through e-Mitra.
